Landmark Plaza Apartments Transformation

The structure known as Landmark Plaza Apartments, located at 1000 S. Kansas Avenue in Topeka, Kansas, was originally constructed in the late 1920’s.  In the early years, history mentions the building was used for commercial offices.  With a strong foundation, the building survived a tornado in the 1960’s.  With the growing need for affordable senior housing in the early 1970’s, a developer molded the building into 83 residential apartment units, designed for senior living.  From that point forward, the 10-story high-rise has operated as a low-income property, serving the needs of the elderly in the city.  The project has also operated under a Project Based Section 8 HAP contract for quite some time now, with the support of HUD and KHRC. 

Due to the age of the building and new standards of building, updates were needed.  With a great location, and an obvious need to continue this type of housing in the area, LP Developers, LLC wanted to renovate and modernize the building.  Through the Low-Income Tax Credit application process, they were awarded credits to help with the project.  After the award of credits were given, LP Developers has worked very hard with the Ownership and Managing Agent (Young Management Corporation) to create an unbelievable transformation.      

“The extremely large scope of work is intended to upgrade the facility’s infrastructure, improve life safety provisions for the occupants and improve property protection, reduce energy consumption, improve long term maintenance concerns, address accessibility shortfalls, and enhance the living environment as well as some aesthetic elements.” Jason Lundgren, Young Management Vice-President commented.  Included in this modernization will be new elevators, a new emergency generator, a new fire alarm system, and new doors and windows everywhere.  New cabinets both in the public areas and the units are included, as well as new furnishings such as new flooring and new appliances throughout.  Plumbing and electrical fixtures will all be replaced, and new accessibility options will be provided.  Common areas and residential units throughout the building will look new and improved with new paint and color schemes. 

The transformation of the Landmark Plaza Apartments went very smoothly and was completed in the summer of 2017.  No tenants were displaced during construction, the development and management teams made sure that tenants were comfortably accommodated during the upgrades.  “The development is currently full, and does have a waiting list”.  “It is beautiful in here, people are excited.”, said Kimberly Gray the manager at the Landmark Plaza Apartments.
